Job Description

Studio Emodi is a leading Nigerian Interior Design and Architecture Firm in search of personnel to add to our small team.

Studio Emodi is hiring a full time Site Architect/Operations Manager to participate in the supervision of site acitivities on a broad array of Interior Design projects and initiatives. Studio Emodi will aim to take on multiple projects at once. Will be required to oversee all projects and ensure they are completed on time and without incidence.  The Site Operations Manager will ultimately be responsible for supervising sites and running the execution of our projects.

Regular site visits for quality control and contractor performance management, and should also ensure that site workers adhere to a set budget and site rules. Some of these efforts include;

• Developing, organizing and reviewing building plans.

• Preparing construction contracts for general contractors.

• Interviewing and hiring contractors for projects.

•  Supervising and overseeing the direction of the project, ensuring that the client’s specifications and requirements are met, reviewing progress and liaising with quantity surveyors and vendors to monitor costs.

• Ensuring that construction projects meet environmental, safety, structural, zoning and aesthetic standards.

• Determining and scheduling different stages of the building process, in accordance to the client needs.

• Monitoring the progress of the project and ascertain whether phases of the construction process are in compliance with building plans and project deadlines.

• Meeting with clients and stakeholders to discuss construction designs.

• Preparing material documents, and specification lists for client approval.

• Acting as an intermediary between the client and the construction team.

• Interact with clients. Give them updates and be the point of contact for site activity.

• Overseeing building contractors and construction crews. Schedule progress meetings with them on a frequent basis.

• Visiting the site regularly to ensure construction adheres to state regulations.

• Ensuring the project remains on time and within specifications. Will also be required to manage vendor activity with weekly/bi-weekly check-ins to track productions as well as make sure they stick to their expected delivery dates and timelines.

• Provide some administrative support to the Head designer/Founder which includes scheduling client/contractor meetings and contacting clients to provide project updates. Also keeping the Head designer/Founder in the loop with all these activities and updates.

• Creating site progress reports, time schedules, and revised budgets based on site activity. These should be sent to clients and relevant stakeholders weekly.

• Maintaining quality control procedures. Finding ways to prevent problems from happening and to solve any that crop up, assessing and minimising risk, writing reports and keeping on top of paperwork.

• Conducting a final inspection after the project is complete.

Responsibilities

  • Oversee the company’s day-to-day operation work onsite which comprises activities that coordinate the essential functions required to manage their workflow and adhere to set timelines.
  • Engage daily with contractors, sub-contractors, consultants and other project related vendors. Overseeing operation employees, implementing communications procedures between departments/vendors/clients, and developing strategic initiatives to improve efficiency throughout the business. A Site Operation Manager needs to be able to motivate a team toward the set goals. Companies only get things done when the staff is motivated. A successful Site Operations Manager knows how to build a strong team and develop positive relationships by understanding and addressing the individual needs of staff.
  • Maintain and enforce high standards at all times during construction.
  • To communicate and interact with the project consultants (architects, civil and structural engineers, mechanical and electrical engineers, quantity surveyors).
  • Suggest solutions to on-site technical/construction problems that may arise. Maintaining familiarity with current techniques and developments in construction, architecture & design to sustain and improve the quality of project execution on site.

Requirements

  • Bachelor’s Degree in Architecture, Design or similar.
  • Portfolio of completed projects.
  • Advanced knowledge of drafting software including AutoCAD/Revit and SketchUp.
  • Excellent communication and reporting skills. An effective Site Operations Manager must be able to communicate on different levels with people. Being able to get a message across to staff, superiors and customers is an essential skill that is put to the test daily.
  • Ability to translate concepts into functional construction designs.
  • Advanced project management skills; ability to coordinate with multiple stakeholders on a daily basis and under pressure.
  • Knowledge of construction costs and time frames.
  • Problem-solving and conflict management skills: Since most working environments will have some sort of conflict either internally or with clients, the Site Operations Manager will need good conflict management skills to resolve conflict.
  • Good knowledge of building methods and regulations.
  • Teamworking skills.
  • Based in Lagos State.
